News from November's Board Meeting

Among many items discussed at November's board meeting were the following:

Water conservation.
Our landscaping group has recently been compiling a water usage survey and will be making recommendations on improving overall water conservation for VMHOA. To assist in this process, please notify Preferred Property Managers if you see any sprinkler or landscaping related problems, including potential underground leaks.
Sidewalk repairs.
Bids are being received to repair faulty sidewalks. Please notify Preferred Property Managers if you have problems around your residence.
New canyon clearing and clubhouse cleaning contracts
are also being finalized at this time.
Decoration of clubhouse.
The clubhouse is being decorated for the holidays on November 27th. If you get this in time and want to participate, show up around 9 a.m. As usual, John and Charlotte will be leading that activity. If anyone has any surplus decorations, we can certainly make use of them.
Parking violations
continue to be a problem as some residents feel the need to try and circumvent the rules. In short, VISITOR parking is reserved for VISITORS--residents should not be parking in those spots. Several cars have been towed recently and your vehicle could be towed away if you are in violation. If you are not sure of the rules, please refer to your Association rules and regulations booklet or the VMHOA website for the details. Be a good neighbor.
Termites, bee hives and wasp nests.
There have been a few recent problems of "pest infestation" or nest building in Villa Monterey. Please pay close attention for any evidence of termite droppings or nest building around your property. If these situations are detected soon enough, extensive and costly work projects can be avoided. Early attention is key.

Whatever your political position and/or beliefs are or how you liked the results, aren't you glad Election Day is over? Wow! Understand our polling location went well, as did the garage sale. Good work! Congratulations to all involved.

Fees and Special Assessments

As mentioned in last month's billing, due to increased costs the monthly fees will be increased to $182 per month effective 2005. Also, put on your calendar the special assessments for brush management and sidewalk repair of $114 that will be due in two installments: $57 in March and $57 in September. Maintaining the value of our homes in Villa Monterey is important to all of us and occasionally necessitates added expenditure. If you would like to discuss these special fees or don't understand the need for them, please accept the invitation to attend the monthly board meetings where open discussion is encouraged.

Issues and request for input

Anyone with issues that you think are not "Board related" that you would like to have mentioned or investigated...or if you just have interesting info for the newsletter, let's hear it. Thanks.

End of the year stuff

In addition to holiday time, it's also end of the year checklist time. So buckle up, get your happy face on, and prepare for family if you're that lucky. Depending on your tastes, either enjoy or ignore the non-stop holiday music, don't stress too much over the shopping, and have a peaceful, wonderful holiday season.

Remember, though, it's also time to think about your end of the year "chores". Here are some things to think about:

FYI

Hot water weighs more than cold water. Huh?

A cubic foot of gold weighs more than half a ton.

Good thing they're hauling gas: Giant oil tankers get about 31 feet per gallon. Let's see, at $2.40/gallon and 31 feet……..oh, never mind!

Next Meeting

The next homeowner's meeting will be on Wednesday, December 8th at 6:00 p.m. and all homeowners are encouraged to attend. Remember, it's always the second Wednesday of the month.
