Minutes of the monthly board meetings can be read on the Villa Monterey HOA website. Highlights will be mentioned in the monthly newsletter.
Fines can be avoided by reading and rereading your Villa Monterey Rules & Regulations regularly. Recently, one homeowner was fined for repeatedly allowing her dog to run without a leash. Another homeowner was fined for conducting a garage sale. Both of these violations are explained in the regulations.
As soon as you notice rotten wood on your unit, please contact Kathy Michaels, our property manager. The sooner the repair is done, the less costly it will be.
Please read the attached parking and use of garage policy recently revised. The rules will be implemented with vehicles being towed starting October 1st.
Some of the new parking signs were placed incorrectly around Villa Monterey. Several volunteers from the board have removed them. Thanks! Caps are being purchased to close off the top of each one.
There is a problem with renters forgetting to turn off the A/C or heater when closing up the clubhouse. For this reason, the board is researching the purchase of a programmable thermostat for the clubhouse.
Beginning September 22nd Shield Fence Company will replace 86 old patio fences. The project should be completed by the end of October. Homeowners, you are responsible for treating your new fences with a water sealant. One recommended product is Jasco, which can be purchased at Home Depot or Dixieline.
All but four damaged garage doors have been replaced. The remaining will be taken care of soon.
Bids for a new pool service were received and Creative Pools has won the bid to start on September 15th.
A professional arborist was included in this month's walk-through to give the landscape committee advice. There are 11 units whose frontages are still not up to standard. Although Westlawn Landscaping is doing a good job for Villa Monterey, the board will be taking bids to make sure they are using your fees wisely. Homeowners, remember to contact Kathy Michaels, the property manager, if you have a question about the landscaping.
The next homeowner's meeting will be on Wednesday, October 8th at 6:00 p.m. All homeowners are encouraged to attend.
