You are asked not to take food into the pool area as crumbs and other residue attract rodents, especially into the evening hours. Frank Toto reports that coyote cubs are slipping through the bars and drinking from the pool. Their presence raises the possibility of fecal contamination.
Your Board discourages bike riding on our walks - especially the canyon walk. We've had several near misses of speeding bikes and pedestrians. Do keep in mind that some of us no longer see or hear as we did in our younger years.
Homeowners are reminded that their garage door openers have switches that adjust the "down'' travel of their doors. lf the "travel'' is too rapid, the bottom- most panel of their doors may buckle, and in time, doors may cease to function. Please inspect and correct as needed. '
Villa Monterey Homeowners Association will have their First Annual Community Garage Sale on October 26, 2002. The sale will begin at 8:00 a.m. and end at 2:00 p.m. This will be our first annual HOA Board approved garage sale - let's make it a hit! Use this peat opportunity to clean out those closets, attics and garages. The sale will be advertised in the Tierra Times and notices will be distributed to all Villa Monterey homeowners / residents approximately 1 - 2 weeks in advance of the sale. From time to time, Board members get calls on their answering machines from residents who can't understand why something is happening - not happening. The callers are omen so upset that they forget to identify themselves. And that's important, for Board members want to respond - but can't without a name and number. And when contact is made, what seems so clear to the Director may be something else to the resident. In this case, the homeowner or tenant is urged to come to the monthly Board meeting to hear what the directors have to say on a given issue. Sometimes, too, a look at the Rules Manual is helpful, for the latter defines lines of responsibility.
Homeowners, your home is your castle. However, in a Planned Unit Development (PUD) - and that's what we are - your Association assumes the responsibility for the exterior of the unit in which you live. Accordingly, you should not be surprised when Top Notch Construction, or another workman replaces rotted wood or patches cracked cement. He is only doing what the Board has directed. Please do not find fault with him. Rather, call Chris Olivas at Preferred Property Managers.
The garages at the end of each building have pitched roofs. Inside these garages, the walls are supported by 2x4 boards strung as ''rafters'' which connect opposite wall (front and back). Above these rafters is a big inviting space which many residents inappropriately use for storage. Although this space might look like a ''bonus'' attic, the rafters are not designed to bear weight and should not be used for storage. Excess weight on the 2x4 rafters inside will pull the walls, potentially causing serious damage.
Your Board of Directors is sensitive to this potential threat and is taking responsible measures.
For example, recent regulations published by the County Health Department are being carefully followed. Residents using the pool/spa area are asked to cooperate. Incidents of suspected fecal contamination should be reported immediately to Preferred Property Managers, and a pool committee person (Frank Toto or John Marsh) notified immediately. Fecal contamination is an emergency situation. ne pool will be closed and locked for 24 hours, "super-chlorinated'' or "shocked'' with strong chlorine treatments as required, and the equipment will be disassembled and decontaminated by the pool service organization as required by the County Health Department.
Other measures to ensure pool safety *11 be instituted. One measure is to require all toddler-aged children to wear protective panties which are widely available at supermarkets.

If your emergency is called in after business hours, follow the directions on the greeting and report your emergency. You will need to leave the name of the Association, your name, address, phone number and the nature of the emergency. This will page the Gfon-call'' representative, who will retell your call and make every effort to assist you. What constitutes an emergency? 1) common area flooding (other than unit to unit flooding, i.e. washing machine hose break, overflowing tub or toilet, etc.); 2) Fire damage (Always call 9-1-1 first to report a fire); 3) Threat of property damage.
