This month's special assessment of $50 is for fence replacement. There will be another in September.
The 28th Annual Meeting will be held on Wednesday, April 10th at the clubhouse. This meeting involves the election of two members to the Board of Directors. Candidate letters were sent to all owners last month. anyone interested in joining the Board needs to complete this candidate form and return it to the management office by March 6th to have their name placed on the ballot for the election.
It has been brought to our attention that there has been a rash of vehicles from them parked on Antigua that have had parts stolen. Some young adults were seen fleeing the area one evening and a license number was obtained from the car they fled in. If you have any information or see anything out of the ordinary, please call the Police immediately to report it.
With the many trees that help to make Villa Monterey such a beautiful place comes the dropping of many leaves and debris. Please help to keep Villa Monterey looking clean by periodically cleaning off the pot shelves at the front of your home to free the area of leaves and debris.
We are sure you all know Joyce, our clubhouse manager, but if you don't, Joyce is the wonder who maintains the clubhouse rentals and keeps the clubhouse looking beautiful for all of us. We would like to thank Joyce for all of her hard work and effort she has put into her position within our community.
Whether you are a tenant or an owner, please do read our Rules & Regulations manual. Remember that owners have the obligation to furnish renters with relevant publications. Recently, young people have been found riding their bikes in the pool area. Pool users, in particular, ought to read the relevant sections of this manual. Please help enforce the proper use of your facilities so all can share the rights and responsibilities of ownership.
The garages at the end of each building have pitched roofs. Inside these garages, the walls are supported by 2X4 boards strung as "rafters" which connect opposite wall (front and back). Above these rafters is a big inviting space which many residents inappropriately use for storage. Although this space might look like a "bonus" attic, the rafters are not designed to bear weight and should not be used for storage. Excess weight on the 2X4 rafters inside will pull in the walls, potentially causing serious damage.
A recent architectural walk turned up an newly installed air-conditioner that did not have prior Board approval. When queried, the unit's owner said that the contractor had told her he had installed a number of air-conditioners in the HOA and that he would gain the approval needed. That is, that he would submit the request for an architectural change. The management company, however, had no record of his doing so. Remember that it is the responsibility of the homeowner to submit such a form, for approval is given to the homeowner-not the contractor.
Villa Monterey Homeowners Association is a Planned Unit Development whereas the responsibility of termites is clearly stated by the California Civil Code 1364(b). The Association is responsible to paint and maintain the exterior wood siding and trim which is visible around light fixtures and windows including the long vertical fascia adjacent to windows. The homeowner is responsible for all wood that is part of the structure of the building, patio or balcony. The wood that is immediately behind the visible exterior wood is referred to as structural wood and the owner's responsibility. The patio cap board and the exposed beams under patio overhangs, as well as all rafters and shiplap under each unit's roof is the responsibility of the Association.
The next monthly Board Meeting is scheduled for Wednesday, March 13, 2002 at 6:00 p.m. at 5275 Rimpark Lane. Homeowner forum will begin at 7:00 p.m.
