FROM THE LANDSCAPE CHAIR

Fall is upon us and, again, it is time to start new plantings. We will notify all homeowners 4 weeks in advance of frontages being refurbished. Please contact the management company if some areas around your frontage are getting too much or too little water from the sprinkler systems. Although the landscape company tries to keep everything adjusted, we may not notice potential problems on our walk-thrus...

The second Wednesday of the month is our walk-thru. We meet at the clubhouse entrance promptly at 8 a.m. All are welcome to join us.

BEAUTIFUL BLOSSOMS FOR CHRISTMAS!!

Force Bulbs! Use a mixture of compost and potting soil. If compost is not available, try equal parts of potting soil and coarse sand. Any container with drainage holes, tall enough for root development and space above the bulbs to just cover, will work well. Terra-cotta and porcelain pots are attractive. Place a potsherd over the drainage hole and add an inch of small pebbles, followed by a base of soil. Plant in shallow pots and stagger plantings for blooms all winter long. This is good for Crocuses, Squill, Hyacinths, Narcissus, Paper Whites, and Maryliss.

TAPPED OUT: Future H2O Shortage Looms

An editorial in the San Diego paper, dated 12 October, notes that a severe water crisis looms in San Diego which will make the power generation shortage look tame. That is, our water supply could be cut "drastically" within the next several years and this because California has not met a series of deadlines, including finalizing the water transfer deal between the Imperial Valley and San Diego County. A diminishing water supply - not to mention increased water costs - has been on your Board's mind for the past three years. Accordingly, your Landscape Committee, and more specifically Audrey Lee and Hugh Souder, devoted some 300 hours over the past three years to redoing our water-thirsty frontages with plants and shrubs that demand minimal water usage. Thanks to their efforts our water bill has decreased substantially. Your Board encourages you to volunteer your time as a member of the Landscape Committee. It is then that you will come to understand the dimensions of the challenge we face.

NOTICES

As you pass by the front of the clubhouse, you'll notice a board the indicates scheduled activities. As well, there's a notice board in the pool area that is available to HOA members. To place something on it, call Frank Toto at 858/278-5950.

HOLIDAYS AHEAD

On Saturday, December 8th, between 2 and 4 p.m., all residents of the HOA are invited by your Board to help decorate the clubhouse for the Holidays. In past years, this has been a fun experience for parents and children. Refreshments, of course. Do mark your calendars.

IT'S NOT JUST OUR RULE...

Recently, the San Diego Environmental Services Department issued a flyer concerning trash and recycling collection. Here are just a few of their bullet points:

PARKING

There have been questions recently regarding when a parking permit is required for visitors parking. A parking permit is required only when a guest is utilizing visitor parking more than 48 hours in a seven day period. The seven day period begins with the first parking notice. Parking notices are placed each night on the windshields of cars parked in guest parking not displaying guest permits. This allows the Association to monitor parking within Villa Monterey HOA. With the Holidays fast approaching, many of you will have guests staying longer than two days. Guest parking permits can be issued for up to seven days by calling Preferred Property Managers, Tracie Sabala, (619)220-8773

NUMBERS! NUMBERS!

When patio fences are replaced, homeowners are asked to save the numbers that identify their units. These numbers need to be affixed to the new fences as soon as possible. We will make a check toward the end of the project to see whose fence is not properly identified. We'll replace the numbers concerned. However, prepare to be billed.

INSURANCE COVERAGE

In accordance with Section 1365.9 of the Civil Code, please be advised that the Association carries General Liability in the amount of $5,000,000, and Directors and Officers Liability insurance in the amount of $5,000,000. The deductible for the property coverage is $5,000.00 per occurrence. These limits are in compliance with the Civil Code. If you have any questions, please contact our agent, The Mahoney Group at 800/444-4476. The Association does carry a master policy of property coverage on the buildings. Owners are, strongly encouraged to carry their own unit policy to provide personal liability coverage, as well as coverage on interior furnishings.

NEXT MEETING

The next monthly Board Meeting is scheduled for Wednesday, November 14, 2001 at 6:00 p.m. at the clubhouse located in the community.
