At the May meeting of the Board, one of the Agenda items will have to do with fencing. If you have thoughts on our plans to replace our present fences, we would welcome hearing from you. Using metal posts and keeping the fences off the ground are positive moves as far as termite damage is concerned. Painting or some other treatment of the wood in fences old and new is another termite deterrent but whatever the Board decides it will be with the design integrity of the complex as a whole in mind. Remember, this is a three to four year project.
A recent architecture walk turned up a newly installed air-conditioner that did not have prior board approval. When queried, the unit's owner said that the contractor had told her that he had installed air-conditioners in the HOA and would gain the approval needed. That is, that he would submit request for architectural change. The management company, however, had no record of his doing so. Remember that it is the homeowner's responsibility to submit such a form, for approval is given to the homeowner - not to the contractor.
Warm weather will be here soon. Our youngsters will be outdoors playing and having a good time. As parents, we need to do our part to insure they can enjoy the warm weather and sunshine without getting burnt to a crisp.
It is estimated that 80% of a person's lifetime sun damage occurs before age 18. The combination of intense, intermittent sun exposure, resulting in sunburn, increases a child's risk for developing a cancer, such as Melanoma, later in life.

Along with having air vents cleaned, another aspect of home maintenance that needs to be addressed by the homeowner is dryer vent cleaning. When it's running, dryer consumes 50% of the energy used in a household, generating heat which needs to be dissipated, and lint which needs to be removed. This lint buildup in the dryer vent is the source of many problems to the homeowner and the renter alike. The results of improper vent maintenance range from increased energy consumption, dryer damage and the inconvenience of longer drying time, to the worst case of excessive heat buildup and fires.
Rentals are up and that means that all us need to be aware of the clubhouse Dos and Don'ts. For instance, portable stereos and the like need to be kept indoors and not taken out on the patio. All exterior doors must be closed after 10pm. Trash generated by a user needs to be taken away by the renter. These and other points are covered by Board Members arranging for rentals, but it is easy to forget that a "great" party from your point of view, can be nothing less than annoying to a family living in the immediate vicinity of the clubhouses. One irate gal, just after 10, went so far as to march out in her bathrobe and shut the clubhouse doors herself.
Apparently, we have a few dog owners who are not picking up after their dogs. The situation has become so bad in the grass areas that other residents cannot enjoy the grass areas without stepping in something that has been left behind. The Association rules as well as San Diego City Code, requires that all dogs be on a leash, under control at all times, and that dog owners pick up after their dogs immediately. As a fellow homeowner/resident, you have the right and responsibility to remind dog owners if they are not picking UP after their, pet or you may call Preferred Property Managers with specifics. Dog owners: please give us your cooperation.
When built in the early 1970's, your clubhouse was furnished by the builder like the lobbies of early motion picture theaters. Ponderosa sought a decorator who would sell a room of furniture at an agreed upon price. Two pieces that have survived are surely worth a look. The first is a "lamp table", circa 1910; the other is a "hall tree" that is dated 1915. Both have been carefully restored and give viewers a sense of the American experience as the nation enjoyed its "innocent years".
