GARAGE STORAGE

A recent look at garages associated with end units reveals that some owners and tenants are using the rafters as an area in which to store a miscellany of items. Please, the rafters were not designed to be so used. Weight in this area can result in serious structural damage.

VEHICLE BREAK-INS

It was recently brought to our attention that there have abeen a couple of vehicle break-ins in the area. If you see anything out of the ordinary or would like further information regarding break-in and/or theft statistics, you may call the San Diego Police Department at 619/531-2000.

 
LEAKS

Two homeowners in adjacent units experienced hot water leaks beneath the surface of their slabs. These leaks were discovered just within a few days of each other, and were repaired before any serious damage was done to the foundation. Two symptoms that are good indicators of slab leaks are a sudden, large increase in your water bill cost, and consistent warm spots on the floor in the kitchen or ground level bathroom. Early detection and repairs could prevent major problems from developing.

GARAGE VENTS

Your Board reminds us that the Uniform Building Code requires a vent area (144 square inches per car) in all garages. The latter to prevent carbon monoxide residual. Covering the vents is not only illegal, but dangerous.

YOUR CASTLE?

Homeowners, your home is you castle. However, in a Planned Unit Development (PUD) - and that is what we are - your association assumes the responsibility for the exterior of the unit in which you live. Accordingly, you should not be surprised when Top Notch Construction, or another workman, replaced rotted wood or patches cracked cement. He is only doing what the Board has directed. Please do not find fault with him. Rather, call Tracie Sabala at Preferred Property Managers.

PARKING

Please remember, guest parking is just that. Homeowners and residents may not park in the designated guest parking areas of the community. They also may not utilize the guest parking for the COA.

INSURANCE

Your association is insured by Travelers Insurance and the following communication explains coverages, exclusions and claims procedures.

ITEMS INSURED:
Your Association's buildings, commonly owned contents and business liability. Building coverage is limited to the original plans and specifications. If the original fixtures, cabinets, floor coverings, stove and dishwasher are replaced with like kind and quality, they are covered. Upgrades, including but not limited to, carpeting, wall coverings and light fixtures are not covered under the master policy.
ITEMS NOT INSURED:
Your personal property, furniture, additional living expenses and personal liability. You should have your own "Personal Insurance Policy'' to pick up where the Association policy leaves off. Upgrades made at your expense are your responsibility.
EVENTS INSURED:
"Special Form," including fire, lightning, windstorm, hail, explosion, riot, aircraft and vehicle damage, smoke, vandalism, falling objects, collapse, sudden rapid water escape or overflow from plumbing or appliances, frozen pipes, connector units, etc.
EVENTS NOT INSURED:
Wear and tear, deterioration, mechanical breakdown, mold, damage by insects or animals, settling or cracking, etc. There is no coverage for damage caused by repeated leaking or seeping from appliances or plumbing including around the shower, bathtub, toilet or sink. These events are properly classified as maintenance items. The policy contains full details of coverage, limitations and exclusions. CLAIMS: Notify your Association representatives for all Association related claims. Claims which involve your personal property, furniture, clothing, etc. must be placed with your Personal Insurance carrier.

ON THE BOARD: STEVE HUDDLESTON

Steve Huddleston has resided in Villa Monterey since 1974. He grew up in Downey, a suburb of Los Angeles, and came to San Diego in 1968 after his return from Vietnam.

After graduating San Diego State, Steve went to work for an office furniture manufacturer as a sales representative and eventually sales manager. He decided in 1980 to enter mortgage banking. Steve worked as branch manager, Residential Lending Division, for 12 years. He currently owns his own business.

Steve has served on the Villa Monterey Board of Directors, as Vice President, for the past five years. He is an avid golfer.

NEXT MEETING

The next monthly Board Meeting is scheduled for Wednesday, August 8, 2001 at 6:00 p.m. at the clubhouse located in the community. Homeowner input is at 7:00 p.m.
