From the President

I want to thank all of our Homeowners who came to the Annual Meeting. Additionally, for those who sent in their ballots and proxies, it made obtaining a quorum possible. Thank you. Therefore, we are able to conduct the Associations business for you.

Just a few words concerning the meeting...

Our insurance agent spoke and fortunately, one of our members present raised issues that indicated there is some confusion on slab leak coverage. Does the Association's policy cover the leak or should the homeowner's policy cover it?

Consequently, we will have our Attorney review the Associations CC&R's. The CC's are those documents, which spell out the duties of the Association. We will publish the Attorney's findings in the next Monterey Message.

On the clear, very plus side of the ledger, he addressed our earthquake insurance and other aspects of fire and liability insurance. He believes approximately 40% of the Associations are without this type of insurance.

His overriding message was; consult with your insurance broker to insure that you are adequately covered. My policy is an HO 6. My wife and I own an E model and had a slab leak last summer. Our insurance policy covered the damage from this leak.

Again, I want to thank all that participated in the meeting and thank those people who considered running for a Board seat. Please join us on architectural walks or at our monthly meetings.

Annual Meeting

The Annual Meeting of our Homeowner's Association was held at 7 p.m. on the evening of April 12th. Sufficient members were present, in person or by proxy, so that business could be conducted. The latter included the election of two directors for three-year terms: John Marsh and Skip Kruszona. At the Board's subsequent organizational meeting, Skip Kruszona was confirmed as our president; Hugh Souder continues to be responsible for landscape, John Marsh for architecture, Steve Huddleston for parking, Frank Toto for our clubhouse and pool.

Pool Monitor Needed

Your Board is looking for a pool monitor and an alternate to work from the Memorial Day weekend through the Labor Day weekend. Those interested must be at least 18 years of age and be willing to work weekends. A pool monitor is not a lifeguard, but an individual with sufficient force of character to enforce the rules spelled out in our Rules Manual. Hours are staggered over a 40 hour week. Those interested should apply to Marysia Leu at the management company, 587-9844.

Correction

Those interested in renting the clubhouse should now contact Frank Toto, the Board member responsible for that facility. Frank is going to assume that duty until a clubhouse manager is officially named.

A Must Read

Whether you are a tenant or an owner, please do read our Rules Manual. In the most recent month, an owner has been fined because tenants held a garage sale. Our manual expressly prohibits the latter. Remember that owners have the obligation to furnish renters with relevant publications. Also, young people were found riding their bikes in the poolyard. As well, a sunbather brought her dog into the pool area. Pool users, in particular, ought to read the relevant sections of the manual. Please help enforce the proper use of your facilities so all can share the rights and responsibilities of ownership.

Additions

Please note that our clubhouse has new "French" front doors with tempered glass panels. They match those giving access to the pool area from the clubhouse. In addition to being eye-catching, they brighten considerably our entrance foyer. But what a job to prepare and install.

Washing Machine Blues

In a single hour, a broken washing machine hose can leak up to 500 gallons of water. Avoid this expense and inconvenience by checking hoses for:

If you find soft spots or brittleness near connections, replace the hoses immediately. Also, don't forget to turn off the water to your washing machine before leaving on vacation.

It could Save a Life!

Remember to test smoke detector batteries regularly and replace them if they are weak, generally once a year.

Pool Table Talk

From time to time, homeowners lament not being able to use the pool tables in the clubhouse. The latter, of course, can be rented for that purpose but that doesn't really answer the queries that come our way. There is always the option for a homeowner to assume the responsibility for opening the clubhouse on a given night for a given period of time. Of course, that individual would assume the responsibilities of any renter for cleaning up after use. Anyone interested in taking such a responsibility should contact Frank Toto, our clubhouse chairperson.
