It's Your Turn

This April we will be having our Annual Homeowners meeting. Homeowner Associations are self-governing. This means homeowners serve on committees, become Directors and make the decisions necessary to maintain the grounds and structures.

No one has come forward to place their names on the ballot for the two positions coming available. Is it your turn to participate?

Can you really expect excellence if you will not become involved in the management of your own property?

We need Directors who can make sound decisions and have experience managing projects and handling money. If you meet these requirements please step forward and do your duty.

Men With Ladders

Barta Roofing is in the process of blowing our new roofs free of leaves and of replacing broken tiles. Some roofs have 14 or more of the latter. Please, do not walk on your roof. And if you do hire someone to wash windows, or the like ask them to call Barta to learn the best way to walk on our light-weight concrete tiles.

Parking

A reminder to residents that parking in the red curbed fire lanes is not allowed. Our security company has been directed to tow any vehicle found to be parked in any red curbed area. To prevent any unnecessary inconvenience and expense of having a vehicle towed, please observe the parking rules.

We have recently found a stack washer and dryer placed in a guest parking area for a period of ten days. This situation eliminated a guest parking space. As well, it represented a visual blight to the neighborhood. Residents are not to litter the common areas with their trash or discards. Items to be picked up should be placed on the garage aprons the day of pick-up only!

Some excessive oil leakage is beginning to appear in some of the guest parking spaces. If you and your guest vehicles are noticed to be responsible, you may be billed for the clean -up.

Pressure Regulators

A few residents in Villa Monterey are not aware of a simple, yet important mechanical device that keeps their homes from filling up with water from interior broken water pipes and fittings. The water pressure regulator, oftentimes buried in a small concrete silo in the ground, is a simple mechanical device installed in the water line between the main water line buried in the street and the and the water pipes which transport fresh water into and within the home. When they are functional, water pressure regulators work to lower the pressure in the main (usually about 120 lbs./square inch) to about 50-60 lbs. square inch, which is the desired approximate pressure of water in the pipes inside your home. The pipes in your home are mostly PVC (white plastic) and the connections (also PVC) are 'glued' together. Neither are engineered to endure high pressures for long periods of time.

If the water pressure regulator for your residence fails to work, the pressure in the plastic pipes increases to the same pressure in the main line, a highly undesirable situation. Because when that happens, the pipes may contain double the pressure they were designed to withstand.

The result, the pipes burst, or the connections split, break and rapid flooding can result.

How to avoid the flood calamity: Use a pressure gauge regularly to measure the water pressure of your internal pipes.

It is a simple process. Pressure gauges are available in hardware stores, cost is under $10.00. Like a garden hose, gauges have a threaded end which screws onto any threaded faucet; for example, in your laundry room or on your patio. Next, once screwed tight, turn on the spigot and watch the reading on the gauge. if the reading is above 70 lbs./square inch , start to be concerned; if the reading is above 100 lbs./square inch, call your plumber.
