Experience: The last 25 years in title insurance and lending commercial loan officer at Sumitomo Bank of California for 2 1/2 yrs. I am presently the Sr. Title Officer in the commercial/subdivision Dept. of California Title Company. With six years experience in common interest developments. I have also served on--Board-of Directors for a 24 unit condo in San Diego and a 250 lot subdivision in Washington State.
Your clubhouse, when it was built in the early 1970's, was furnished by the builder very like his counterparts outfitted the lobbies of early motion picture theatres. That is, Ponderosa sought a decorator who would sell a room of furniture at an agreed upon price. Two pieces that have survived are surely worth a look. The first is a "lamp table", circa 1910; the other is a 'hall tree" that is dated 1915. Both have been carefully restored and give viewers a sense of the American experience as the nation enjoyed its 'innocent years".
Along with having air vents cleaned, another aspect of home maintenance that needs to be addressed by the homeowner is dryer vent cleaning. When it's running, the dryer consumes 50% of the energy used in a household, generating heat which needs to be dissipated, and lint which needs to be removed. This lint buildup in the dryer vent is the source of many problems to the homeowner and the renter alike. The results of improper vent maintenance range from increased energy consumption, dryer damage, and the inconvenience of longer drying time, to the worst case of excessive heat buildup and fires.
If you have children who play in the area once identified with the Model Homes - between -Outlook and Oakleaf - please ask them not to play in the rocks of the simulated stream bed. The latter find their way onto the lawn, where they wreck havoc with mowers, or youngsters pile them into dam-like configurations that Weststar has to demolish. And that's time and effort better devoted elsewhere.
The garages at the end of each building have pitched roofs. Inside these garages, the walls are supported by 2 x 4 boards strung as "rafters" which connect opposite walls (front to back). Above these rafters is a big inviting space which many residents inappropriately use for storage. Although this space might look like a "bonus" attic, the rafters are not designed to bear weight and should not be used for storage. Excess weight on the 2 x 4 rafters inside will pull in the walls, potentially causing serious damage, namely "deflection" or sagging to the roof outside.
