A few years ago, it only took 20 minutes for my wife to make the trip to Encinitas each morning. Today, it is a one-hour trip each way.
As the freeways become more impacted, Villa Monterey becomes more attractive as a place to live. People value how they spend their time. We have one of the best locations in the San Diego area. We are 20 minutes from downtown museums, 20 minutes to the beach and 20 minutes to the theaters at Balboa Park. There is real quality of life in this location.
Given, that this trend continues, the Association's 'full court press' on quality upkeep and landscaping appearance will result in higher property values for our residents as North County freeways become more impacted.
Matthew Vidosh Painters have returned to paint the eight buildings that front on Antigua. Remember that the wood-sided buildings will be painted in their entirety - while the stucco buildings will get only their trim painted. Later in the season, the crew will tackle structures on the Canyon Belt with a completion date in early November.

The asking price of properties in the HOA is up and away. In June, for instance, the price asked -for a "D" model was over $200,000.00; for an "E" model $235,000.00. No doubt our new roofs and new garage doors are contributors as are the richly green common areas and the freshly painted buildings. Who knows when the cycle will end.
The summer pool season has started. Recently changed, the pool water sparkles. Newly painted furniture is fresh and inviting. Safety equipment is inspected and ready for service, hopefully never to be used. In short, the pool is ready for summer enjoyment.
Being the father of seven children and enough grandchildren to be able to handle the antics of most supercharged kids, the pool monitor is sociable and mature.
In the rule book, there are a list of behaviors that are prohibited. Please observe the rules and ask others to do so, if necessary. Signs hang in the pool area emphasizing the "do's" and the "don'ts." The rules are guidelines for acceptable behavior and a few of them can be relaxed, provided other pool visitors are not prevented from enjoying the pool and the pool deck and no breach of safety occurs. Officially, the pool opens at 8:00 A.M., but lap swimmers are permitted to quietly swim at 7:00 A.M., if they desire to do so. The pool is reserved for lap swimming only between 6:00 and 7:00 P.M. daily. During this time, lap swimmers have priority; others may be requested to wait.
The pool closes at 10:00 P.M. every evening and the gate is double locked. Pool lights will remain lit after hours to discourage unauthorized skinny dipping. Residents living next to the pool report humorous stories of people, mostly adolescents, who thought their late-night entry was unobserved. Often to their embarrassment, late night visitors are quickly detected and escorted out of the pool by the security patrol.
For the enjoyment and safety of all, courtesy and common sense will be rigorously enforced.
Two homeowners in adjacent units experienced hot water leaks beneath the surface of their slabs. These leaks were discovered just within a few days of each other, and were repaired before any serious damage was done to the foundation.
Two symptoms that are good indicators of slab leaks are a sudden, large increase in your water bill cost, and consistent warm spots on the floor in the kitchen or ground level bathroom. Early detection and repairs could prevent major problems from developing.
The garages at the end of each building have pitched roofs. Inside these garages, the walls are supported by 2 x 4 boards strung as "rafters" which connect opposite walls (front to back). Above these rafters is a big inviting space which many residents inappropriately use for storage. Although this space might look like a "bonus" attic, the rafters are not designed to bear weight and should not be used for storage. Excess weight on the 2 x 4 rafters inside will pull in the walls, potentially causing serious damage, namely "deflection" or sagging to the roof outside.
