ANNUAL MEETING

The Annual Meeting of the Villa Monterey Homeowners' Association will be held on April 14, 1999. Registration is at 6:30 p.m.; the meeting begins at 7:00 p.m. The order of business will include the President’s report as well as a report by the Chief Financial Officer. Other business includes the election of three directors, each to serve a three-year term.

POOL MONITOR

This is the last chance for residents to apply for the position of pool monitor or alternate. Applicants must be at least 18 years of age and willing to enforce the rules for the use of the pool as outlined in publications available to all. Those interested should call Maryisa at the Management Company. Other details of the position are spelled out in the March issue of the newsletter.

A TIMELY VISITOR

The Board welcomed a visitor from Coldwell Banker. She spoke to the real estate situation in Tierrasanta. It is a seller's market, she told those present, there being only some twenty properties for sale in the immediate area. The most popular of our units with buyers is the "F" model, though very few of the latter have come on the market in recent months. This model commands almost as much as the "E" Model, selling in the $220,000.00 to $230,000.00 range in the COA. She noted that some "C" Models are being listed at $160,000.00; "B" models at $190,000.00.

Further, she noted that cigarette and pet odors are a turn off as is wall paper. And she advised that homes with neutral color carpets are most attractive to buyers. Should you want to talk with a gal who sells a home a week in Tierrasanta - rain or shine call her.

GOOD TIMES

At least once a year, parties of young people feel compelled to climb our pool fence and enjoy the jacuzzi. Of course, these good times take place in the small hours of the night. Invariably the noise attracts the attention of Board members, who are advised to call our Security Service. The latter usually arrive within minutes and what follows is a sobering experience for the youngsters involved.

PHONE CALLS

From time to time, Board members get calls on their answering machines from residents who can't understand why something is happening - not happening. The callers are often so upset that they forget to identify themselves. And that's important, for Board members want to respond - but can't without a name and number. And when contact is made, what seems so clear to the Director may be something else to the resident. In this case, the homeowner or tenant is urged to come to the monthly Board meeting to hear what the directors have to say on a given issue. Sometimes, too, a look at the Rules Manual is helpful, for the latter defines lines of responsibility.

M.V.P.

Underway-at last. Most recently Matt Vidosh Painters has completed painting all those homes whose garages face Quemado. We're discovering that there are a number of broken tiles on every building and termite damage in out-of-the-way spots. As well, various of the trim boards have warped and need careful attention. If you're wondering what the red spots are for on roofs: the painters are marking the broken tiles for easy identification and replacement.

Our crew is a joy to supervise. They are a husband and wife team who not only work well together but really hustle. Most recently, they've gone through each of our unit types and are preparing a price list for owners who may want them to paint all or part of their interiors. This list will be made available to you when it's ready. You paint chair recommends them highly. Please note what follows:

Matthew Vidosh had been painting in the San Diego area since 1986. Having helped his previous employer build a successful company, he started MVP in 1997. MVP's goal is to remain a small family-oriented company in order to provide daily customer contact and attend to individual painting needs.

MVP has completed work on both commercial jobs and complete remodels. The company's primary focus however has been residential repaints, both inside and out. MVP has maintained this goal with repeat clients and customer referrals.

IF YOU HAVE A NOISE PROBLEM

A San Diego police officer notes that noise abatement is an issue that becomes increasingly important in warm weather when windows and doors are left open. A homeowner can respond to "excessive" noise coming from a neighbor's unit at any time of the day or night by calling the non-emergency police number: 531-2000. But the caller must, at the same time, be willing to sign a complaint.

RAFTER STORAGE

The garages at the end of each building have pitched roofs. Inside these garages, the walls are supported by 2 x 4 boards strung as "rafters" which connect opposite walls (front to back).

Above these rafters is a big inviting space which many residents inappropriately use for storage. Although this space might look like a "bonus" attic, the rafters are not designed to bear weight and should not be used for storage. Excess weight on the 2 x 4 rafters inside will pull in the walls, potentially causing serious damage, namely "deflection" or sagging to the roof outside.

MAINTENANCE

Homeowners/Tenants are advised to keep their garage doors in good working order by lubricating them every 3 to 6 months with a silicone based spray (hardware or auto parts stores should carry a silicone lubricant spray). Instructions: spray the torsion spring above the door while the door is in the down position and spray all hinges and rollers on the garage door. This will make the door function properly and last longer.

Homeowners/Tenants are advised to read the safety instructions in the garage door operator manual carefully. The garage door opener's safety reverse mechanism should be tested monthly and instructions on the correct procedures are in the operator's manual. Also, be advised to keep safety sensor eyes clear of objects obstructing the path of the infrared light. Homeowners/Tenants are further advised to keep transmitters out of direct sunlight which could warp the unit and prevent it from working.
