At the 25th Annual Meeting of the Villa Monterey Homeowners Association, one of the items on the agenda was the election of two Board member to succeed those whose terms had expired. Hugh Souder was elected to a 2nd three-year term and K*** K*** was the Board's newcomer. Though Stella Miller's name was among the nominees, she declined to serve again and that news was received with real regret by all those present.
Following the formal meeting, the new Board convened -and- elected the following to serve as its officers in 1998: Ray Kruzona, President; Steve Huddleston, Vice President; K*** K***, Secretary; P*** W***, CFO. Members at Large include Hugh Souder, Frank Toto, and John Marsh. Matters of some note that arose include. the information that owners can add guttering to their units by calling Frank Toto. The latter noted that while our pool area is closed, HOA residents can use the COA facilities. Incidentally, their smaller pool is heated.
K*** K*** joins the HOA Board as its Secretary. K*** was born and raised in Racine WI., Subsequently she lived and raised a family of three in Ann Arbor. She is a graduate of the University of Michigan, where she and her daughter were freshmen together. K*** moved to San Diego in 1987 and has been a Villa Monterey resident since 1991. She tells your editor that she loves to hike, canoe, sail, swim, read, garden, cook, attend movies, and travel.
The project manager is pleased to report that all our units should have new garage doors in place by April 24th. Again, we would like to thank the many who have been so helpful and made the project go as quickly as it has. A drive through our Association speaks for itself--we are looking our best. It's just hard to believe that our homes are really some 20-23 years old.
Homeowners/Tenants are advised to keep their garage doors in good working order by lubricating them every 3 to 6 months with a silicone based spray (hardware or auto parts stores should carry a silicone lubricant spray). Instructions: spray the torsion spring above the door while the door is in the down position and spray all hinges and rollers on the garage door. This will make the door function properly and last longer.
Homeowners/Tenants are advised to read the safety instructions in the garage door operator manual carefully. The garage door opener's safety reverse mechanism should be tested monthly and instructions on the correct procedures are in the operator's manual. Also, be advised to keep safety sensor eyes clear of objects obstructing the path of the infrared light. Homeowners/Tenants are further advised to keep transmitters out of direct sunlight which could warp the unit and prevent it from working.
A sub-committee of the Homeowners Board is working on a revision to the rules and regulations that are given out to all owners-any tenant can request a copy from the Management Company. Those involved would welcome any input owners or tenants would care to make. Forward your suggestion to Marysia Leu, Curtis Management Company.
A recent look at garages associated with end units reveals some that some owners and tenants are using the rafters as an area in which to store a miscellany of items. Please, the rafters were not designed to be so used. Weight in this area can result in serious structural damage.
HOA residents are asked to set out only that trash which fits within the container provided for each unit. The refuse truck driver can not pick up miscellaneous items set beside the approved container.
Please be aware of the Rules Manual's position on sports: those involving the use of a bat and team sports involving more than four participants are prohibited in the common areas.
