FOUND

In talking with older residents, your editor heard mention of a publicity brochure prepared by Ponderosa Homes, the builders of the HOA. But none of those to whom he spoke had saved a copy. Then he happened to mention his quest to the Dick McIntires, packing to move to Arizona. They had saved their copy in a file and made it available to your editor. The publication, nine inches by nine inches, has chocolate brown covers. 'Villa Monterey" in stylized white letters, appears on the front, 'Ponderosa Homes" on the rear. Within, there are four pages of picture breaks text. The latter is, with the passage of time, so quaint that it is reproduced throughout this publication with the original topography preserved.

At the rear of the publication is a pocket arrangement that holds pages devoted to each model unit. There is an architect's rendering of the exterior on one side of each page and a floor plan on the reverse. The copies your editor has have pencil notations beside many of the floor plans. Here's a sampling. The "B" plan (two bedrooms upstairs with attached' --baths) is described as "nice" but the writer finder the master bedroom only "adequate", and he laments that there is no double sink in the bathroom. The "D" unit he finds more practical than the "E", though he calls the latter's Recreation/bonus room "great". As to the one-story "C' unit, the note taker likes the 'Kitchen lighting, speaks ,of there being more cabinet space and calls the service/laundry area "big". All in all, the brochure is a real find.

LOOKING

In the early days of our Association, there was a fountain in the greenbelt between Rimview and Edge Park. It stood in that central where there is a low wall. Your editor is looking for a picture that some homeowner may have taken of it. Would you contact him if you do have one that he might copy.

HISTORY

In a recently uncovered file, there is a copy of the minutes of the annual meeting of the HOA that was held on April 10, 1975. A Frank Fogelman was then our president. At that time, the Association maintained a savings account in the amount of $4,178.93, and a reserve account in the amount of $7,726.26.

Under new business, there was a presentation that' had to do with proposed tennis courts and a projected recreation vehicle parking area. A final item of business had to do with the vandalism taking place in the clubhouse restrooms. The hiring of a guard service was discussed, but apparently abandoned when it seemed to mean an increase in common area fees. Clearly, some of yesterday's concerns remain with us.

PUBLICITY BROCHURE

Here are some excerpts from the original publicity brochure for our Association:

COMPLIMENTARY ASPECTS

Berkus designed Villa Monterey to quietly blend with its natural environment. Natural California textures of stucco, rugged re-sawn wood, and shake and cedar shingles are formed into unobtrusive architectural lines, The Clubhouse, saunas, and swimming pool appear to be equally at home among the greenery. Exteriors at -Villa Monterey are maintained as well as the landscape. The time you might spend puttering around the house and yard can go toward pure pleasure, an agreeable exchange we are sure.

MILDLIFE SANCTUARY

Villa Monterey Townhomes provide a natural refuge from the hustle of work and the hassle of home ownership. Nestled in a very private section of Tierrasanta, Villa Monterey overlooks a natural canyon laced with hiking and biking trails, personal picnic spots, and untouched greenery. The open greenways and sculptured parks surrounding the Townhomes are tended by professionals. All you need maintain is your own ecological balance.

CAREFREE INSIDE AS WELL AS OUT

All electric kitchens, Hotpoint appliances Tile baths, forced air heating, garbage disposal, and facilities for washer-dryer are built in to ease your way through the day. Floorplans work beautifully with contemporary or traditional furniture. Each townhome has its own private patio and an enclosed 2-car garage. 7he variety of elevations is what one might expect of Ponderosa Homes, a division of Kaiser-Aetna. After all, Ponderosa for years has researched California family living patterns and needs.

Villa Monterey represents the most up-to-date benefits of environmental living. Naturally.

TIME AGAIN

A new painting cycle will begin this month. It involves all the dwellings on the greenbelt between Rimview and Edge Park. The wood sided structures will be painted in their entirety, while the stucco buildings will have only their trim painted this time around. Later in the season, the buildings on the clubhouse greenbelt will be painted.

PATIO COVERS

A recent inspection suggests that many patio covers in the HOA are in need of tender loving care. Rotten or cracked wood is very noticeable in some cases. Mike, our maintenance man, , will be happy to give you an assist in their preservation. Give him a call - he's reasonable.
