DON'T WALK

Although the new roof tiles are made of thick concrete, they are subject to breakage. Persons who are not familiar with how to walk on tile roof will break tiles. Broken tiles cause many - other problems and eventually lead to leaking. Obviously, the best solution is to keep people off the roofs. Such people include residents and hired service personnel. In short, it means window washers, do-it-yourself homeowners prone to making minor "repairs" on their units, and even unsuspecting residents who innocently hang holiday decorations or who retrieve baseballs.

RAFTER STORAGE

The garages at the end of each building have pitched roofs. Inside these garages, the walls are supported by 2 x 4 boards strung as "rafters" which connect opposite walls (front to back) Above these rafters is a big inviting space which many residents inappropriately use for storage. Although this space might look like a 'bonus" attic, the rafters are not designed to bear weight and should not be used for storage, excess weight on the 2 x 4 rafters inside will pull in the walls, potentially causing serious damage, namely "deflection" or sagging to the roof outside.

GUTTER UPDATE

El Niño delayed this project for months because of shortages of tradespeople, widespread water damage emergencies in many San Diego County communities, and shortages of materials. Nevertheless, the project is now complete and is just now awaiting our walk-through and the formal final approval. Comments from homeowners have generally been favorable, and the customary mishaps were kept to a tolerable level. COMMON AREAS

This time of year some of our residents have the urge to get out and plant shrubs and flowers of their choice about their units. When these plantings occur in what your Rules Manual calls "common area," the amateur gardener needs to know that nothing may be planted or removed without the express approval of your Board's Landscape Committee. Incidentally, the appropriate form for such a venture is found in the Rules Manual. Pleading ignorance is not a valid excuse for what has long been spelled out in print. Should you need a new manual, call Curtis Management Company.

ASSET MANAGEMENT

The Asset Management and Restoration Committee has recommended to your Board of Directors projects, including painting. As monies, become available, concrete replacement will be undertaken as will the addition of spa equipment and the replacement of appliances in the clubhouse. Other projects the Board anticipates funding are the enhancement of our perimeter lighting, additional tree removal, and the correction of drainage in areas that homeowners that called to our attention.

PAINTING PROJECT

Scheduling conflicts have interrupted painting the greenbelt between Rimview and Edge Park. The painters will be on hand to wash and paint the Rimview buildings beginning July 6th. They will wash and paint the Edge Park building on this greenbelt beginning about July 15th'. By the beginning of August, they should be ready to paint the buildings that face the pool greenbelt.

GARAGE DOORS

182 of 184 new doors are now in place. If you experience problems with your door or with an opener installed by the vendor, our suggestion is that you call Golden State Garage Doors for service. Their number is 448-0506.

POOL MONITOR

This summer's monitor, a uniformed employee of Calitec Security Agency, is a '98 graduate of Castle Park High School, is an Army brat who has lived all over the world, including almost 4 years in Germany. He hopes to go on to junior college in the fall and he's considering a career in law enforcement.

SUMMER SOUNDS

Several residents have asked your editor to remind those who live in the HOA that this is the time of year when windows are open and sounds carry. That one individual's taste in music may not be his neighbor's. Enough said.

FAREWELL

The Wayne Bakers, original settlers in Villa Monterey, are moving to Coronado. Wayne was an early Board president and he and his wife, Elizabeth, were very active in the Association's social life. We wish them well in their new home.

PETS AND THE POOL

Residents are reminded that pets are not permitted in the pool or in the pool area.
