SPA MODERNIZATION PROJECT

The spa modernization project is nearly complete. The old spa gave Villa Monterey residents more than twenty years of continuous, reliable service. However aging plus normal wear and tear made restoration absolutely necessary. What's more, modern, quieter, more energy-efficient technology makes replacing the old pumping equipment a smart decision and saves money in the long term.

We are pleased to report that the spa modernization project is nearing - completion. In retrospect, modernization now was a good decision because of problems discovered underground, such as rusted electrical conduits. The renovated spa will have more jets, more conveniently located jets, new tile, new coping stones, and a state-of-the-art plaster-like surface which will be safer, more durable, and more comfortable than the replaced plaster surface. Because of better plumbing and more efficient equipment, the water circulation and air pressure will be greatly improved, and the action of the jets will be more robust, and hopefully more therapeutic for residents who are regular users.

GUTTER UPDATE

E models are to be fitted with Association-provided raingutters. El Nino delayed this project for months because of shortages of tradespeople, widespread damage emergencies in many San Diego County communities, and shortages of materials. Our selected contractor has promised to start soon and has ordered the materials. For more information, please call Frank Toto.

GARAGE DOOR PROJECT

To date approximately 120 new garage doors have been installed. The project goes forward and should be completed sometime in April. Again, our primary consideration in undertaking the installation of new doors was the safety of homeowners. Our old monstrosities were accidents waiting to happen. Then, too, we were conscious that we were adding to the resale value of all homes in the HOA. Please bear with us and if you have not completed the information form please do so. AUTOMATIC DRAFTING

Automatic drafting from your bank account for the fixed normal monthly charges of your association dues is now available at no cost. A draft from your bank will be done on or about the 10th of each month and this payment will be reflected on your next month's statement.

Nonrecurring amounts, such as late charges or fines charged to your account cannot be drafted and must be paid by check. The amount of the draft will increase or decrease based on the Association's dues. you will receive a monthly statement in order to keep you updated on your account status. If a special assessment is billed on any given month, the draft will include that amount. Your account must be in a current status (owing only the current month) to be eligible. To request an enrollment form, please call Curtis Management.

Note: There will-be a S5.00 service initiation fee for any enrollment form requested after April 30, 1998.

LANDSCAPE

El Niñ has arrived and has delivered all the misery promised by the weather forecasters over the past several months. Our homes and landscape have been subject to record breaking rains and dangerously high winds with no accurate prediction of when conditions will improve. A plan to minimize danger from uprooted trees and falling branches and to avoid the associated expenses was developed and implemented well before the first El Nino warnings were issued. First priority was to identify and remove trees presenting hazardous conditions to residents and structures. Over sixty trees were removed in the initial phase of the plan. Some of them were beautiful trees and our having to cut them down caused us much agony, but the urgency of safety requirements prevailed. The outstanding results of the program have been negligible damage to property in our community while many areas in San Diego have been seriously affected.

The second priority was to implement a planting program as quickly as budget and weather would permit. This phase started in March and is still in progress. Some adjustments will probably have to be made as circumstances change, but the planting is designed to ensure that the trees and shrubbery will retain the aesthetics of our area and yet not become problems later because of height, girth, invasive root systems, and excessive maintenance requirements. Many homeowners and residents have provided input to the board and we thank you for your interest and involvement.
