Welcome to Villa Monterey! You have joined a community with a small town feel and metropolitan amenities. Please take a few moments to review the materials sent to you by the Management company. We have made every effort to provide you with answers to those most frequently asked questions regarding your Home Owners Association (HOA).
Villa Monterey HOA has been a great place to live for over 30 years. Many rules have evolved as a result of specific issues that have arisen over the course of that long history. If you have questions about the HOA, would like to help come up with solutions to problems, want to make a positive contribution to your community, or simply would like to observe a Board Meeting, we welcome you! Board Meetings are held the second Wednesday of each month at the Clubhouse starting at 6:00P.M.
Please note Villa Monterey HOA represents a Planned Unit Development (PUD) versus a Condominium Association. This effects the owner's responsibilities as it relates to maintaining the structure of your unit. Pease see the Conditions, Covenants, and Restrictions (CC & R's).
You will receive the Monterey Message newsletter each month, which reviews activities of the Board and community. Please contact the Management company if you do not receive one. There is on this website an archive of Monterey Message newsletters from the past several years.
You should also receive a yellow covered Villa Monterey Rules and Regulations manual ( R & R Manual). It is a valuable 11 pages. Please review it. Many residents have found themselves in awkward situations that can be easily resolved with a quick read of those 11 pages. Much of the same information can be found on other pages at this website, which include helpful links to other community websites.
Below, we have highlighted items that most frequently arise. Again, we encourage you to review those 11 pages in the R & R Manual and this website.
Pets of all shapes and sizes call Villa Monterey Home. Dogs are welcome as long as they are on a leash and kept under control of their owner (as per San Diego Municipal Code). It is helpful if your dog interacts well with other dogs, but that does not mean all do. Your dog running off a leash can cause another dog to feel threatened and become aggressive. Please:
San Diego has many leash free dog parks. The nearest is Kearny Mesa Dog Park. That site has links to other County Authorized Dog Parks. The Board may deem a pet a nuisance to any other resident and prohibit maintenance in Villa Monterey. An owner's inability to control a dog's barking, or not keeping a pet leashed are examples of such nuisances. Further information regarding Pets can be found in Villa Monterey's yellow R & R Manual on page 2.
Multiple generations of families have grown up in Villa Monterey. The nearest Park with playground is just north of Vista Grande Elementary, on Robusto Road off of Antigua. The Tierrasanta Recreation Center offers countless facilities and programs at 11220 Clairemont Mesa Blvd.
Villa Monterey HOA maintains a beautiful Swimming Pool and Jacuzzi behind the Clubhouse on Rimpark Lane and Apple Tree. The pool is not staffed with a lifeguard; swimmers swim at their own risk. Residents and their guests are expected to observe all rules including the following:
The pool and Jacuzzi are valuable assets of the Association, all users are expected to be considerate of others and leave the facilities in the same condition they found it. Pool Rules can be found on page 4 of your Rules and Regulations manual.
Guest Parking Spaces are reserved for guests of residents only.
Your 11 page Rules and Regulations manual also summarizes information as it pertains to: General Rules, Delegation of use, Patios, Tennis court and COA cross rights, Clubhouse rules, Structural alterations, Landscaping, Trash, Signs, and Enforcement.
Please contact the Property Management Company if you do not have a copy of the Rules and Regulations manual or the CC&R's, or if you have any questions. Our volunteer Board has put together Welcome/Orientation meeting to be held twice a year, contact the Property Manager to find out when.
